So where did all this demand come from?
Because if it was just an exodus from cities, why are prices going up and supply dwindling in cities too? Seems like the only explanation is that people are buying 2nd or 3rd homes

Pretty much people wanting passive income. Companies harassing homeowners saying they will buy right now no matter if the home is damaged or not.
